The Stager's Secret: The Float and Clear Rule
AT-A-GLANCE
- The No-Cost Equity Boost: You do not need to buy new furniture to make your home feel larger. Staging is about strategically editing what you already own.
- The Float Principle: Pulling furniture away from your walls instantly improves spatial flow and highlights structural scale.
- The Clear Principle: Removing visual clutter from horizontal planes allows a buyer's eyes to rest on the actual home architecture.
- A Masterclass Collaboration: Learn directly from interior design expert Lyn Mabry of Designing Spaces by Lyn on how to apply these staging secrets tonight.
The Illusion of Space
When you walk into a beautifully staged home along the Asheville-Hendersonville corridor, you immediately notice how open, light, and peaceful it feels. The rooms seem incredibly spacious, and the structural flow guides you naturally from one area to the next.
Many home sellers assume this airy atmosphere requires a massive, expensive inventory of brand-new rental furniture. They look at their own cozy, lived-in rooms and feel completely overwhelmed by the thought of trying to match that high-end look. You are the hero of your own home sale, and you should never feel like you have to spend thousands of dollars on new decor just to get a great offer.
At the Johnson Property Group, we know that staging is not about buying more things. It is about strategically reorganizing what you already have. To pull back the curtain on how professionals transform spaces without spending a dime on new inventory, we teamed up with local design authority Lyn Mabry, founder of Designing Spaces by Lyn.
With decades of high-end boutique hospitality experience and residential design leadership in Hendersonville, Lyn uses a psychological approach to design. Her signature technique for instantly maximizing room size relies on one simple, powerful framework: The Float and Clear Rule.
Part 1: The "Float" Principle
The most common layout mistake homeowners make is pushing every single piece of furniture flush against the walls. We do this naturally to try and create more open floor space in the center of the room. However, this layout actually backfires.
"Pushing all your furniture against the walls creates a cold, empty canyon in the center of the room and highlights the boundaries of the walls, making the room feel smaller," explains Lyn Mabry. "Floating your furniture means pulling key pieces, like sofas and armchairs, several inches or even feet away from the walls."
When you float a sofa, you create open pathways behind the furniture. This layout signals to a buyer's brain that the room is large enough to comfortably accommodate walkways on all sides of the seating group. It also establishes comfortable, intimate conversational areas that make a house feel instantly welcoming.buyer's brain that the room is large enough to comfortably accommodate walkways on all sides of the seating group. Part 2: The "Clear" Principle
The second half of the rule focuses entirely on horizontal surfaces. Our eyes are naturally drawn to flat planes like kitchen countertops, coffee tables, mantelpieces, and dining tables. When these surfaces are covered with small decorative items, daily mail, or small kitchen appliances, it creates visual noise.
"If a buyer's eyes are busy jumping from one small decorative object to another, they are completely missing the home's architecture," says Lyn. "The Clear rule states that you should strip all horizontal surfaces back to baseline, then selectively add back only one or two large, intentional pieces."
For example, instead of crowding a fireplace mantel with six small picture frames, remove them all. Replace them with one large, beautifully framed landscape painting or a single striking ceramic vase. This simple edit gives the eyes a quiet place to rest, making the entire room feel serene, intentional, and expensive.
